3,000 Flats To Be Launched in Ulu Pandan East; First Housing Project Slated for November

Singapore's Housing and Development Board (HDB) will be offering 3,000 build-to-order (BTO) flats in three public housing projects in eastern Ulu Pandan, as per a press release by the HDB on Oct. 13.

The first housing project will be launched in the November 2022 BTO sales exercise. It will comprise 1,330 units of three- and four-room flats for the public and will be situated near the Dover MRT station.

Ulu Pandan is located in the health district of Queenstown and boasts of five hectares of greenery and four different unique trails to improve the physical, social, and mental well-being of its residents. These trails are the restorative trail, the recreation trail, a social and wellness hub, and the therapeutic trail.

According to the HDB, it will also apply strategies from the Biophilic Town Framework for nature to integrate with the planned urban, car-lite community.

Ulu Pandan has been identified for residential development since 2003 under the Urban Redevelopment Authority's Master Plan. The HDB has taken on "a holistic and science-based approach to balance development and nature conservation" for Ulu Pandan based on NParks' Ecological Profiling Exercise, research from the Environmental Baseline Study (EBS), and engagements with nature organisations to meet the housing demands among Singaporeans. The western half of Ulu Pandan, the HDB said, shall be retained.

A 40-metre green corridor will also be established in Ulu Pandan’s eastern half to encourage the movement of wildlife like the grey heron and Asian softshell turtle in the area. The HDB added that the Ulu Pandan Canal will be improved for better flood protection.

A fitness trail and a terraced rain garden will likewise be developed to keep residents relaxed, healthy, and active.
