Upper House Debuts World’s First Branded Residences in Bangkok's Elite Hub

Project rendering1Photo by Upper House

What if your morning coffee came with a side of Lumphini Park and MICHELIN-Key service? City Dynamic and Swire Hotels unveiled exactly that with Upper House Residences Bangkok and The Wireless Residences by Upper House, the first branded homes from the Upper House collection.

Construction on Wireless Road kicked off in April 2025, with keys turning by 2030. The 52-story Upper House Residences Bangkok comes with 156 units, and the 71-story The Wireless Residences by Upper House packs 239 units with that same signature service.

The projects are located on Wireless Road, Bangkok's business district

What sets these apart is the alchemy of design heavyweights. Foster + Partners shaped the architecture for that effortless play of light and orientation, while PLandscape weaves in lush gardens and elevated terraces that pull the parks' breath right into your living room.

Inside the flagship tower, BAR Studio layers warmth and texture, and GOCO Hospitality crafts wellness sanctuaries with holistic programs that go beyond spa days into full-life recharge. Over at The Wireless, PIA Interior nods to Thai heritage with functional flair, all backed by Upper House's front-of-house magic.

Upper House Hong Kong snagged top-five spots in The World's 50 Best Hotels for 2023 and 2024, plus a gleaming Two MICHELIN Keys in the 2025 inaugural guide — while Chengdu and Shanghai each bagged One. With six spots open across Hong Kong, mainland China, and the U.S., plus five brewing in China and Japan, this Bangkok bow is Swire's Southeast Asia mic drop.

As Casey Au, City Dynamic's Co-Managing Director, puts it: "We're placing Bangkok at the forefront of global luxury living... timeless spaces for generations." Toby Smith, Swire Hotels' Chief Commercial Officer, echoes: "An exciting new chapter, bringing world-renowned design to residential life."

Tucked in the business district's pulse, steps from embassies, international schools, and shopping meccas like Emporium, these projects are lifestyle accelerators for nomads eyeing Bangkok's booming luxury scene. Wellness rituals in GOCO-designed havens, unscripted service that anticipates your next craving, all wrapped in freehold security.
