Not even a global pandemic can stop deep-pocketed real estate investors from snapping up luxury properties.

According to property consultancy Knight Frank, the total sales volume of prime non-landed residential properties climbed to S$2.0 billion in the first half of 2021 from S$1.0 billion in the second half of 2020. This represents 245 transactions, compared with only 152 in the six months to December 2020, and the highest sales volume since the second half of 2010.

“As the pandemic changed the priorities and preferences of home purchasers, with many leaning towards larger floorplates to accommodate for both living and working in the comfort of their homes, demand for larger non-landed homes in the prime districts increased,” Knight Frank said in its report.

The top luxury condo deal in Singapore in the first half is the sale of all 20 units at Eden by Swire Properties for S$293.0 million, or S$4,826 per square foot.

Other notable transactions include Les Maisons Nassim and Park Noval by Shun Tak Group, as well as Hilltops by SC Global.

A 20-storey luxury property at Draycott Park, Eden is fronted by bespoke hanging gardens that ascend through the entire building. It is also a stone’s throw away from the famed Orchard Road, where luxury shopping outlets run aplenty.

Sold exclusively to cash-rich investors, Les Maisons Nassim is a prime development that banks on its prestigious location and bespoke design. The entire property consists of 14 units, including two penthouses. A four-bedroom unit was purchased in May for S$39 million, the second-largest luxury condo deal in Singapore in the first half.




Park Nova

This luxury condo in Singapore offers undisturbed serenity right in the middle of the highly coveted District 10. Its vertical garden and lush communal planters on each floor make it a complete standout amid a sea of towering buildings in the area. A five-bedroom penthouse was sold for S$34.44 million, while a separate four-bedroom unit was snapped up for S$26.0 million, marking the two biggest transactions for luxury condos in May.

Early in 2021, SC Global Development sold a penthouse at Hilltops for S$33.5 million, or S$3,995 per square foot. The property evokes luxury in every corner: from its 50-meter swimming pool to its glass-walled gymnasium. As its name implies, this luxury condo is perched on a hill, giving its owners a panoramic view of the city skyline.

Buying spree to continue

Looking ahead, Knight Frank expects prices of luxury properties in prime locations to rise further this year, citing limited supply and higher demand from wealthy foreign buyers as travel curbs ease.

“There are early signs that Singapore’s attractiveness to foreign and local private wealth is just beginning to translate into increased activity supporting prices, given the stable business and political environment when measured against political tensions in other parts of Asia,” the property consultancy added.
